Capitol & Summit Real Estate

Guiding and Empowering Your Real Estate Journey.

Here's why past buyers say hiring your own agent (instead of relying on the home seller's agent) is the right thing to do when buying a home:
  • Finding the right home. There's a big difference between knowing an area and house hunting by images on a website. Your agent will spend time understanding what you want and help point out new areas and property types to look at.
  • Understanding the homebuying process. It's so much more complicated than it looks, and having to educate yourself for every possibility is daunting.
  • Pointing out unnoticed property features and faults. Real estate agents see a lot of houses and are aware of common things to look for in different kinds of homes. That can help you write a better offer.
  • Connecting with home service providers. Agents know the right people and can get them to you quickly. Real estate deals have a lot of time-sensitive clauses in them, so it's vital to get the right resources in place fast.
  • Negotiating better terms. Your agent will be comfortable pushing back to get you more favorable terms or price. Furthermore, their knowledge allows them to work the system in a way most regular consumers aren't aware of.

Why piggy banks? Why not dog or camel banks?

Dogs bury bones. Camels store water. But what do pigs save? They bury nothing, store nothing, and save nothing. How did pigs become a symbol of savings? Indirectly, as it turns out. During the Middle Ages, metal was expensive and seldom used for household wares. Instead, pots were made of "pygg," a cheap type of clay used for making household objects. People sometimes stored money in kitchen jars made of pygg, which they called their "pygg banks." Over the next few hundred years, the word was perverted to piggy. In the nineteenth century, when potters got requests to make pygg banks, they formed them in the shape of pigs.

Looking for a Place to Weather the Climate Crisis?

Of course, there's no escape from the effects of a warming planet. But if you're moving anyway, it might be smart to consider one of the world's likely climate islands. Not literal islands, as those will not be the best places. But islands of relative calm, with plenty of fresh water and moderate temperatures. Where are those places? Look to the southern and northern shores of Lake Michigan, Huron, and Erie in the US and Canada. In fact, according to Time Magazine, look anywhere north of the 45°N parallel—which runs through Michigan, France, Croatia, Mongolia, Xinjiang in China, and the Scandinavian countries. Also New Zealand in the south.
